21 Anderson Sees New High 5347 Psf

The luxury condo 21 Anderson on Anderson Road in District 10 has emerged as the top performer in terms of new psf-price highs during the week of May 9 to 16. This was due to the sale of a 4,489 sq ft, four-bedroom unit for $24 million, or $5,347 psf, on May 9 in a developer sale.

This marks the fourth time a unit has been sold at 21 Anderson Road since its launch in April. All four units were four-bedroom apartments with an area of 4,489 sq ft. In April, these units were sold for $20.97 million ($4,672 psf), $23 million ($5,127 psf) and $21.6 million ($4,811 psf) respectively.

The unit sold on May 9 has achieved the third-highest psf price in Singapore’s residential market this year, surpassing the previous record set at 21 Anderson for $5,127 psf. The top two psf prices were recorded at the 54-unit Park Nova, where on January 21, a 5,899 sq ft, five-bedroom penthouse sold for $38.89 million ($6,593 psf); and on January 17, a 2,906 sq ft, four-bedroom unit sold for $16.588 million ($5,708 psf).

Situated in the exclusive Ardmore Park– Draycott Park–Anderson Road enclave, 21 Anderson comprises a nine-storey block with only 18 units. The apartments include two-bedders measuring 3,197 sq ft and four-bedders measuring 4,489 sq ft. There are also two five-bedroom duplex penthouses each spanning 10,452 sq ft.

Grange 1866 achieved the second-highest psf-priced unit among the condos that reached new highs during the week, with the sale of a 764 sq ft, two-bedroom unit by the developer for $2.65 million, or $3,473 psf, on May 13.

For the first time, a unit at Grange 1866 has been sold above $3,400 psf. This surpasses the previous record set in November last year when a 818 sq ft, two-bedroom unit sold for $27.76 million at a rate of $3,393 psf.

Set in prime District 10 on Grange Road, Grange 1866 is a 60-unit condo. The project consists of a single 16-storey block on a freehold site spanning 20,322 sq ft. The units range from one- to two-bedroom apartments measuring between 527 and 1,012 sq ft. The development is expected to be completed by the end of 2025.

To date, 50 units have been sold at an average price of $3,033 psf since its launch in 2021, based on caveats lodged with the URA as of May 27. With the recent transaction on May 13, the developer has sold five units at Grange 1866 this year at an average price of $3,251 psf.

Meanwhile, Farrer Park Suites recorded a new psf-price low during the week. On May 15, a one-bedroom apartment measuring 829 sq ft on the fifth floor sold for $1.07 million, translating to $1,291 psf.

This price is lower than the development’s previous low of $1,355 psf, which was achieved in August 2017 when a 517 sq ft, one-bedroom unit sold for $700,000.

Farrer Park Suites is a freehold condo situated on Owen Road, right across from the Connexion integrated development comprising Farrer Park Hospital, Farrer Park Medical Centre and One-Farrer Hotel in District 21. It is situated next to Farrer Park MRT Station on the North East Line. Completed in 2011, Farrer Park Suites comprises 29 units, with one- and two-bedders measuring between 377 and 1,152 sq ft, housed in a single five-storey block.

The transaction that took place on May 15 is the first apartment at Farrer Park Suites to be sold in over a year. The last unit sold was a 377 sq ft apartment on the fifth floor that fetched $668,000 ($1,826 psf) in February 2024.
