Botanic Lloyd Reaches New Price Peak 2460 Psf

The Botanic on Lloyd, located along Lloyd Road, set a new record for psf-price among private non-landed developments, based on a sale of a four-bedroom unit for $5.13 million on Jan 7. The transaction also surpassed the previous high by 6.6%.The Botanic on Lloyd, a freehold boutique development in Prime District 9, has achieved a new price peak of $2,460 psf. This record was set by the recent sale of a four-bedroom unit on the second floor for $5.13 million on January 7. The new peak has surpassed the previous high of $2,339 psf by 6.6%, which was established in October last year when a three-bedroom unit on the fourth floor was sold for $3.5 million.In January, The Botanic on Lloyd, a 66-unit development, saw a new record sale, after a unit of 2,056 sq ft was sold for $5.13 million , or $2,493 psf – the highest psf-price among private non-landed developments in Singapore. It exceeded the previous record held by a sale in October of $2,339 psf by 6.6%. The unit that broke the record was sold on the second floor and has four bedrooms. The Botanic on Lloyd has had very few transactions in recent years, with an average of one sale per year over the past decade. The previous unit to be sold at the condo was a four-bedroom unit of 3,584 sq ft, which sold for $6.88 million ($1,919 psf) in January 2022 and was also the most expensive unit sold at the development.The Botanic on Lloyd has been completed since 2006 and is a freehold boutique development comprising of 60 apartments and six townhouses. The units available are three and four-bedroom units, with sizes ranging from 1,485 sq ft to 3,584 sq ft. The townhouses are three storeys and are 4,058 sq ft to 4,446 sq ft and all have five bedrooms and two private parking lots. The Cape, another freehold development, came in second with a new psf-price record of $2,284. This came after a three-bedroom unit of 1,313 sq ft was sold for $3 million on January 10. This is the first unit to break the previous record of $2,265 psf, which was sold by the developer for $3.49 million in November 2012. Over the past year, the average price of residential units at The Cape has been increasing, following an increase in transactions. Last year, three units were sold at an average price of $2,128 psf. In 2023, only one unit was sold – a 646 sq ft, one-bedroom unit that sold for $1.24 million ($1,920 psf).The Cape is located along Amber Road in District 15 and was completed in 2014. It consists of one to three-bedroom units (570 sq ft to 1,539 sq ft) spread over one residential block. The only development to see a new psf-price low in the same period was Tembusu Grand, an upcoming condo. It set a new record of $2,174 psf when a three-bedroom unit of 1,399 sq ft was sold for $3.04 million on January 11. This surpassed the previous low of $2,193, which was set only two months earlier in November 2024 when another three-bedroom unit of the same size was sold for $3.07 million.Tembusu Grand is a 99-year leasehold condo with 638 units located on Jalan Tembusu in District 15. It boasts a range of units from one and two-bedroom apartments (527 sq ft to 883 sq ft), three and four-bedroom units (990 sq ft to 1,604 sq ft) and five-bedroom units (1,711 sq ft to 2,691 sq ft). It had launched in April 2023 and has currently sold 584 units (91.5%) at an average price of $2,444 psf. The condo is expected to be issued with a Temporary Occupation Permit in 2028.
