Chip Eng Seng expected to benefit from market reboundOLD NEWSThe prices of private residential properties in the Rest of Central Region (RCR) and Outside Central Region (OCR) have soared between 50% to 60% in the last 10 years, according to a report by Savills Singapore.The top five developments with the fastest growth rates include 1,376-unit High Park Residences in District 28, 797-unit Botanique at Bartley in District 19, 519-unit Forest Woods in District 19, 400-unit Artra in District 3 and 505-unit The Clement Canopy in District 5. All of these properties are 99-year leasehold developments with relatively large unit numbers, ranging from 400 to 1,376 units.High Park Residences emerged as the top performer, recording a 59.1% increase in average psf-prices from its launch price of $990 psf in 2015 to $1,575 psf in 2H2024. Situated in District 28, the development features a mix of apartments and landed homes.Next on the list is Botanique at Bartley, which saw a 47% increase in average price from $1,292 psf during its 2015 launch to $1,891 psf in 2H2024. Located along Upper Paya Lebar Road in District 19, the 797-unit condo offers a mix of studio apartments and larger units such as three-bedroom apartments.Forest Woods, also in District 19, came in third with a 43% price appreciation. Units at this 519-unit development were sold for an average of $1,411 psf when it launched in 2016, but achieved a resale price of $2,017 psf in 2H2024.Executive director of research and consultancy at Savills Singapore Alan Cheong notes that larger projects tend to have higher capital appreciation over a 10-year period. However, he also pointed out that smaller projects can offer value for money for buyers looking for rental returns or long-term personal stays.“For investors, the key to buying a private residential property is timing and choosing the right development,” Cheong advises.
