This is not the first time the unit has been put up for auction, as it was previously listed at Knight Frank’s auction on March 27 with a slightly higher guide price of $1.298 million ($2,622 psf). However, it was withdrawn as it did not receive any bids.
Jervois Mansion, developed by Kimen Group, is a freehold condo consisting of 130 units, built on the location of three Good Class Bungalows. The development is still under construction and is expected to obtain its Temporary Occupation Permit (TOP) in 2026.

Sharon Lee, the head of auction and sales at Knight Frank Singapore, stated that the unit is competitively priced. “The unit is priced closely to its launch price, which is rare for one-bedroom units in this area that are expected to receive their TOP soon,” she added.
Based on URA caveats, the unit was originally purchased from the developer for $1.194 million ($2,411 psf) during the project’s launch in October 2021. The condo has since been fully sold at an average price of $2,567 psf. The last unit sold by the developer was a two-bedroom unit of 807 sq ft that fetched around $1.8 million ($2,250 psf) in November 2023.
If the unit is sold at the listed price, the sellers will make a profit of approximately $94,000, which is around 7.87% over four years.
In the Core Central Region, newly completed freehold developments such as Klimt Cairnhill and Perfect Ten have achieved 12-month average prices of $3,375 psf and $3,388 psf, respectively. In comparison, Jervois Mansion recorded a lower 12-month average of $2,250 psf.
