Freehold Condo Claydence Hits New Peak 2351 Psf
During April 28 and May 2, the sale of a two-bedroom unit in Claydence broke the record for the highest psf-price achieved in the development. The unit, located on the second floor and spanning 786 square feet, was sold for approximately $1.85 million, setting a new peak of $2,351 psf for the freehold property. This narrowly surpassed the previous record of $2,349 psf, set just a few months earlier in April when a 1,313 sq ft, three-bedroom unit on the third floor was sold for about $3.09 million.
The unit sold in April was also the most expensive unit to change hands at the development by absolute price. Claydence, a 28-unit freehold condo developed by Hong How Land, offers one- to three-bedroom apartments ranging from 614 sq ft to 1,313 sq ft. There are also four duplex penthouses, with sizes ranging from 980 sq ft to 2,185 sq ft. The project is scheduled for completion in April 2026 and has been popular since its launch in February 2023, with eight units (28.6%) sold at an average price of $2,308 psf.
Claydence is located at the intersection of Still Road and Koon Seng Road in District 15, just 800m away from Eunos MRT Station. The area is also surrounded by reputable schools such as CHIJ (Katong) Primary, CHIJ Katong Convent, Ngee Ann Primary School, Kong Hwa School, Tanjong Katong Primary and Secondary Schools, and Tanjong Katong Girls’ School.
The sale of a two-bedroom unit at Viz at Holland, a 99-year leasehold condo situated along Queensway, next topped the list of condos with a new psf-price high between April 28 and May 2. The unit, located on the sixth floor and spanning 861 sq ft, was sold for about $1.81 million, setting a new high of $2,150 psf for the freehold development. This surpasses the previous peak of $2,048 psf set in January, when a larger two-bedroom unit on the eighth floor was sold for $1.94 million.
Another resale transaction was recorded on May 2, with a three-bedroom unit on the fourth floor selling at $2.42 million, or $1,922 psf. While this is the most expensive unit sold at Viz at Holland by absolute price so far this year, it is also the most affordable by psf price. Based on property sales data by EdgeProp Singapore, the average price of resale units at the condo in 2024 was $2,025 psf, representing a 15.7% increase from the recorded average of $1,750 psf in 2023.
Viz at Holland, a 12-storey condo offering 165 units, boasts a mix of one- to three-bedroom units, ranging from 495 sq ft to 1,927 sq ft. It also features 12 penthouses, with sizes spanning between 2,390 sq ft and 2,648 sq ft.

A three-bedroom unit on the 14th floor, spanning 1,066 sq ft, was sold for around $1.83 million, setting a new high of $1,713 psf for the property. This surpassed the previous price peak of $1,689 psf set in 2023, when a similar unit sold for about $1.8 million. By absolute price, the most expensive unit sold at the development was a four-bedroom unit of 2,045 sq ft, which changed hands for $2.48 million ($1,213 psf).
According to EdgeProp Singapore’s data, the average price of resale units at The Centris was $1,489 psf in 2024, representing an 11.2% y-o-y increase from the recorded average of $1,339 psf in 2023. So far this year, the property has seen seven transactions at an average price of $1,395 psf.
Located in prime District 10, The Centris features 610 units and is seamlessly integrated with Jurong Point shopping centre, Boon Lay Bus Interchange and Boon Lay MRT Station, which serves the East–West Line and the upcoming Jurong Region Line.
