Ardor Residence, a new freehold development, has made headlines by achieving a new price peak of $2,510 psf for the week of April 20 to April 28. This new record was set when a four-bedroom unit on the third floor, measuring 1,518 sq ft, was sold for $3.81 million on April 24.

This new record surpasses the previous high of $2,497 psf set in February, when a similar unit on the floor above sold for $3.79 million. Ardor Residence, located along Haig Road in District 15, is expected to be completed in 2026. The 35-unit boutique condominium offers two-bedroom plus study units (861 sq ft), three-bedroom units (980 to 1,044 sq ft), and four-bedroom units (1,324 to 1,518 sq ft).

Ardor Residence is being developed by Nanshan Singapore and offers a variety of common facilities for residents to enjoy, including a rooftop swimming pool with outdoor shower, gym, playground, function room, and barbeque pavilion. Since its launch in May last year, the project has sold 10 units (28.6%) at an average price of $2,431 psf. Out of these, seven were three-bedroom units, while the remaining three were four-bedroom units.

The property is conveniently located near several primary schools, including CHIJ (Katong) Primary, Tanjong Katong Primary School, Haig Girls’ School, Kong Hwa School, and Tao Nan School. The nearest MRT station is Marine Parade, which is about 800m away and serves the Thomson-East Coast Line.

Despite its smaller size, Ardor Residence boasts a lower average price compared to larger upcoming condos in the area, such as the 638-unit Tembusu Grand with an average price of $2,441 psf based on transactions recorded in the last 12 months. Even the 846-unit Emerald of Katong with an average price of $2,640 psf is pricier than the freehold Ardor Residence.

In second place for the week is the 99-year leasehold development Soleil @ Sinaran, which also set a new price record of $2,405 psf. This record was achieved when a two-bedroom unit measuring 1,098 sq ft was sold for $2.64 million on April 28.

This new record represents a 1.9% increase over the previous high of $2,359 psf set in September last year, when a similar unit on a lower floor sold for $2.59 million. So far this year, five units have been sold at an average price of $2,182 psf, while last year saw 12 units sold at an average price of $1,977 psf, a 10.4% increase in average prices.

Completed in 2011, Soleil @ Sinaran is a 417-unit condo located along Sinaran Drive in District 11. The project offers a mix of one-bedroom units (495 to 581 sq ft), two- and three-bedroom units (936 to 1,485 sq ft), and four-bedroom units (1,722 sq ft). The development also features four five-bedroom penthouses (4,715 to 4,930 sq ft) occupying the top two floors of each block.

Within a 2km radius of the development, there are several primary schools, including Anglo-Chinese School (Junior and Primary), CHIJ Primary (Toa Payoh), Farrer Park Primary School, and Hong Wen School. The project is also within walking distance from Novena MRT Station on the North South Line.

Rounding off the top three for the week is the freehold project Martina Mansions, which achieved a new price record of $2,350 psf with the sale of a three-bedroom unit measuring 1,259 sq ft for $2.96 million on April 25. This record surpasses the previous high of $1,826 psf set in January 2020 when a similar unit on the same floor sold for $2.3 million.

This unit, which was sold after almost five years, was the first one to be sold at Martina Mansions in recent times. In December last year, another three-bedroom unit measuring 1,259 sq ft on the 11th floor sold for $2.3 million ($1,826 psf).

Completed in 2000, Martina Mansions is a 31-unit boutique project located along Bukit Timah Road in prime District 10. It offers a range of three- and four-bedroom units (1,227 to 2,443 sq ft).

The property is situated across the road from Anglo-Chinese School (Primary and Barker Road), and other schools in the area include CHIJ Primary (Toa Payoh), Singapore Chinese Girls’ Primary School, and St. Joseph’s Institution Junior.

No new psf-price lows were recorded during this period.
