Boutique Condo Hill House Hits New High 3420 Psf

The previous record was $3,402 psf, which was set earlier this year with the sale of a similarly sized unit. The project has seen 14 units sold this year, with an average price of $3,105 psf, slightly lower than last year’s average of $3,120 psf over 11 transactions.

Located in prime District 9, Hill House is a 999-year leasehold condo on Institution Hill. It was launched in 2022 and features 72 units consisting of one-bedroom, one-bedroom plus study, two-bedroom, and three-bedroom apartments. The project has sold 43 units (59.7%) since its launch in November 2022, at an average price of $3,073 psf. With an expected completion date of 3Q2026, Hill House is located within a 2km radius of several primary schools and is well-connected to nearby MRT stations.

Coming in second place is Sanctuary@Newton, an upcoming 38-unit freehold condo located in prime District 11. It reached a record price of $2,870 psf with the sale of a four-bedroom unit for $3.46 million on April 8. This price beat the previous record of $2,841 psf, which was set just a month prior. As of April 29, Sanctuary@Newton has sold 16 units (42.1%) at an average price of $2,707 psf since its launch in June 2023. The project is expected to be completed later this year and is within walking distance to nearby MRT stations and schools.

Rounding off the top three is The Seafront on Meyer, a freehold condo completed in 2010. It reached a new record high of $2,624 psf with the sale of a three-bedroom unit for $4.21 million on April 10. This price surpassed the previous high of $2,525 psf, set in November last year. The project has seen a steady increase in resale prices over the past decade, with an average price of $2,352 psf as of April 1. It has recorded four transactions this year at an average price of $2,383 psf. The nearest MRT station to The Seafront on Meyer is Katong Park MRT Station.

No new psf-price lows were recorded during the period, with Hill House, Sanctuary@Newton, and The Seafront on Meyer all setting new record highs. Hill House and Sanctuary@Newton are both boutique developments, while The Seafront on Meyer is a freehold condo with a mix of two- and three-bedroom units, four-bedroom units, and penthouses.
