Coliwoo Wins Sla Tender Jalan Loyang Besar Property Open Resort Chalet

The chalet site can be reached by public transport from Pasir Ris and Tampines MRT stations, and is a 10-minute drive from Changi Airport.

A property tender by the Singapore Land Authority (SLA) for a holiday chalet site in Pasir Ris has been awarded to Coliwoo, the co-living subsidiary brand of real estate management services group LHN. The site, located at 159 Jalan Loyang Besar, comprises 20 two-storey buildings and four single-storey structures, with a land area of 380,869 sq ft and a gross floor area of 106,949 sq ft.

The three-year lease, with an option to extend for two terms of three years each, closed in December with Coliwoo submitting the second highest monthly rental bid of $225,000. The highest bid of $225,900 was submitted by hostel and dormitory operator Tee Up, with the remaining three bids from Tap Co-Livings at $118,888, Cherryloft Resorts and Hotels at $138,000, and The Bus Hotel at $98,000.

In a press release on June 2, Coliwoo announced that they plan to convert the property into a 350-key resort-style chalet, set to open in 2026. The transformation is expected to take 10 months and will make this Coliwoo’s third-largest property. The eco lifestyle hub will boast swimming pools, indoor and outdoor sports zones, meditation gardens, and barbecue pits, as well as social bonding events organised by the firm.

“We are excited to be awarded the tender at 159 Jalan Loyang Besar, marking Coliwoo’s strategic expansion into eastern Singapore and our first foray into resort-style co-living hospitality,” says Kelvin Lim, executive chairman of LHN and founder of Coliwoo. “We believe this project will set a new benchmark for co-living in Singapore, meeting the evolving needs of today’s modern guests and travellers who seek flexible, community-driven living spaces that also offer a touch of escape.”
