Four Bedroom Unit Balmoral Hills Sets New Price High 2651 Psf
Balmoral Hills, a freehold condo, has topped the list of apartments and private condos that have seen new price highs during the week of March 28 to April 4. The project recorded a new price peak of $2,651 psf when a four-bedroom unit measuring 1,841 sq ft on the fifth floor was sold for $4.88 million on April 1.
This new record surpasses the previous peak of $2,128 psf by 12.4%, which was achieved in July 2022 when a similar-sized four-bedroom unit on the 10th floor was sold for $4.34 million. The unit sold on April 1 has also set a new record for the highest absolute price achieved at Balmoral Hills, surpassing the previous benchmark of $4.65 million ($1,469 psf) achieved in November 2019 when a 3,165 sq ft four-bedroom penthouse was sold.
Balmoral Hills, completed in 2008, is a 62-unit condo located along Balmoral Park in prime District 10. It offers a mix of three-bedroom units measuring 1,389 sq ft and four-bedroom units ranging from 1,841 sq ft to 2,347 sq ft. The development also has six penthouses with sizes ranging from 2,690 sq ft to 3,175 sq ft. Facilities at the boutique condo include a swimming pool, barbecue pit, children’s playground, and gymnasium.
The condo has only seen an average of one transaction per year since 2022. The most recent transaction was in January last year when a 1,389 sq ft three-bedroom apartment was sold for $3.26 million, translating to $2,348 psf.
Meanwhile, the upcoming freehold project Claydence has taken the second spot with a new price peak of $2,349 psf achieved through the sale of a three-bedroom unit measuring 1,313 sq ft on the third floor for $3.09 million on April 4. This new record surpasses the previous peak of $2,301 psf achieved in December last year when a neighbouring three-bedroom unit measuring 1,206 sq ft was sold for $2.77 million.
Developed by Hong How Land, a 60-40 joint venture between Hong How Corp and Marrion Capital, Claydence is a 28-unit freehold project located on the corner of Still Road and Koon Seng Road in District 15. It offers units ranging from one to three-bedrooms measuring 614 sq ft to 1,313 sq ft and four duplex penthouses measuring 980 sq ft to 2,185 sq ft. The project has sold seven units (25%) at an average price of $2,304 psf since its launch in February 2023 and is scheduled for completion in April 2026. It is within walking distance of Eunos MRT Station and several reputable schools within a 2km radius.
Rounding off the top three condos that recorded new price peaks during the week of March 28 is Botanique at Bartley. The 99-year leasehold project achieved a new price high of $2,269 psf through the sale of a three-bedroom unit measuring 926 sq ft on the seventh floor for $2.1 million on April 4. This new record surpasses the previous peak of $2,128 psf achieved in October last year when a three-bedroom unit measuring 958 sq ft was sold for $2.04 million.
The average resale price of units at Botanique at Bartley has been steadily increasing over the past few years, from $1,869 psf in March last year to $1,974 psf as of last month, marking a 5.6% year-on-year increase. Developed by UOL, the project features nine residential towers and over 40 facilities, including swimming pools, clubhouses, tennis court, putting green, barbecue pavilion and gymnasium. It is within walking distance of Bartley MRT Station and several reputable schools within a 2km radius.
