A well-preserved freehold conservation shophouse, located at 350/350A Tanjong Katong Road, has recently been listed for sale through an expression of interest (EOI) with a guide price of $7.98 million.

The property is a two-storey intermediate shophouse with an attic and is zoned for “residential with commercial at the first storey”. Its gross plot ratio of 3.0, as stated in the URA Master Plan 2019, allows for a floor area of approximately 2,900 sq ft.

According to Sammi Lim, founder and executive director of Brilliance Capital, the exclusive marketing agent for the property, the shophouse falls within the Tanjong Katong Conservation Area and is classified under the Secondary Settlements zoning. This allows for the preservation of its architectural character while still permitting modern improvements.

Based on the site area of 1,386 sq ft and a plot ratio of 3.0, there is potential to increase the gross floor area to 4,158 sq ft by constructing a new four-storey rear extension, subject to the necessary approvals.

Lim also mentions that URA no longer grants approval for new restaurant use in the Tanjong Katong and East Coast areas. However, the ground floor of the shophouse at 350 Tanjong Katong Road has already been approved for restaurant use.

The current tenant on the first level is French bakery Lunar Rabbit, while the upper storey is zoned for residential use and is tenanted to a co-living operator, The Hannah. This means that the shophouse is currently fully tenanted and offers immediate rental income for the new buyer.

In addition, the property was refurbished three years ago, adding to its long-term desirability. Lim describes the property as a “turnkey investment” for buyers looking for a well-maintained conservation asset.

The shophouse is conveniently located within walking distance from the Tanjong Katong MRT Station on the Thomson-East Coast Line, and is also close to lifestyle and retail hubs such as i12 Katong, Kinex Mall, Parkway Parade, and Paya Lebar Quarter (PLQ). The EOI exercise will end on May 16. Other recent shophouse listings in the area include a conservation shophouse on Liang Seah St, with an asking price of $15 million, as well as a Tras Street shophouse, priced at $16.8 million. Additionally, five conservation shophouses along Joo Chiat Road were also put on the market for $59.8 million.
