It is expected to receive its Temporary Occupation Permit (TOP) soon.Built over three floors, all three units feature five bedrooms, of which three of them have ensuite bathrooms while the remaining two share a Jack-and-Jill bathroom. Rachel notes that this is relatively old and will most likely be redeveloped. Despite this, its psf price at $2,922 was not significantly lower than that of the newly built house at 25 Jalan Harom Setangkai, located in the same neighbourhood of Chip Hock Gardens. In June 2024, another semi-detached house along the same row was sold for $8.8 million ($2,795 psf), on the basis of caveats.Families looking to relocate to the exclusive prime District 10 and 11 areas could be behind the high demand for such properties, which has been fuelled by the uncertain global macroeconomic situation due to the US-China trade conflict and other factors, according to SRI’s senior division director Lester Chen.Chen adds that buying interest and transaction activity have been on an upswing in the first four months of 2024 compared to the same period in 2023. This is fuelled by rising demand from affluent families and Singapore’s newest crop of citizens who take into account proximity to top schools as their key decision-making factors.The new freehold project, Anagram Homes at Kheam Hock Road in prime District 11, boasts eight luxury units such as three detached houses, two semi-detached homes, and three terraced houses. Two units have been sold since it was launched earlier this year. The first was a seven-bedroom detached house sitting on a 6,265 sq ft site and sold for nearly $20 million ($3,192 psf) in January. The other was a six-bedroom semi-detached unit located on a 3,186 sq ft site and sold for $13.6 million ($4,268 psf) in February. Prices for the remaining terraced homes range from $9.6 million to $24.7 million.Chip Hock Gardens continues to be an attractive option for homeowners and upgraders looking to live in a mature neighbourhood with good proximity to elite schools and other amenities. Despite having some available units on the market, such as the $11 million corner terraced home, there are not many new homes that have been built in this area. This has resulted in the limited supply for interested buyers, who have snapped up homes quickly at launch, according to Chen, who expects the demand for such properties to remain strong.
