The retail podium at Sky Eden@Bedok, a mixed-use development by Frasers Property Singapore, has been put up for sale through an expression of interest (EOI) exercise. The guide price for this property, which comprises 12 strata retail units on the ground floor, is $45.2 million. This translates to $4,038 per square foot (psf) of strata area.

According to the marketing agent, CBRE, the retail units can be sold collectively as a portfolio, individually, or in groups. The units range in size from 398 sq ft to 1,313 sq ft, with prices starting from $1.91 million to $5.55 million. All the units have been approved for F&B use.

Sky Eden@Bedok is located in the heart of Bedok Central and is currently under construction. It will feature two 16-storey residential towers with a total of 158 units, situated above a retail podium. The development is expected to receive its temporary occupation permit in the fourth quarter of 2025.

CBRE’s head of capital markets for Singapore, Michael Tay, says that the strata retail units at Sky Eden@Bedok are the first private commercial properties to be available for sale in the town centre. He also believes that the property’s appealing price will attract a diverse range of investors, including boutique real estate funds, family offices, high net worth individuals, and F&B owner-occupiers looking to enter the tightly held residential enclave.
