Three District 8 Properties Sale 212 Mil
An expression of interest (EOI) exercise is currently underway for a portfolio of three residential properties in District 8. The properties are being marketed exclusively by Knight Frank Singapore and have a combined guide price of $21.18 million. Interested parties can choose to purchase the properties together or separately.
Strategically located near Farrer Park MRT Station on the North-East Line, two of the properties are situated at 28 and 32 Roberts Lane. These properties are zoned for “residential with commercial at first storey” use.
The first property, located at 28 Roberts Lane, is a six-storey building with a gross floor area (GFA) of approximately 8,522 sq ft. Its guide price has been revised to $14 million, lower than the previous listing of $16.88 million. This adjustment was made in light of current market sentiment arising from global tariff tensions, according to Mary Sai, executive director of capital markets at Knight Frank Singapore. She also notes that the new owner will have the opportunity to name the building. The property’s guide price translates to $1,642 psf on the GFA.

The property, which sits on a land area of 2,003 sq ft, comprises a ground floor shop and five apartments on the upper floors. It also includes a lift and staircase. Recently, an outline permission was granted for the apartments on the second to sixth storeys to be converted into serviced apartments II (SA2), according to Sai.
The second property, located at 32 Roberts Lane, is a two-storey conservation shophouse with an attic. It is fully tenanted and has a land area of 1,244 sq ft and a GFA of 2,200 sq ft. The property is being offered at a guide price of $5.5 million, which equates to approximately $2,500 psf on the GFA. As the property falls within a secondary settlement area, the new owner will have the opportunity to expand the property’s existing floor area through rear extensions, as highlighted by Knight Frank.

Lastly, the third property up for sale is a four-bedroom walk-up flat located on Upper Weld Road. With a guide price of $1.68 million, the flat is being offered at $1,219 psf on its floor area of 1,378 sq ft.
