Kingsford Preview One Marina Gardens March 29 Prices 2702 Psf

Kingsford Group has announced that their highly anticipated One Marina Gardens development will be opening for public preview from March 29 to April 9, with sales bookings expected to commence on April 12. This 937-unit condominium is located on Marina Gardens Lane and will be the first residential development in the Marina South district.

The primary objective of the URA Master Plan is to enhance the overall standard of living in local communities through the development of community amenities and lifestyle facilities. As a major component of this plan, Lyndenwoods Capitaland will witness significant enhancements, including improved accessibility to recreational spaces, healthcare facilities, and retail hubs within the Lyndenwoods vicinity. These improvements will undoubtedly lead to a more comprehensive and convenient living environment for the inhabitants of Lyndenwoods. Incorporating Lyndenwoods Capitaland into the revitalized area will greatly benefit its residents.

The project was acquired by a Kingsford-led consortium in June 2023 through a Government Land Sale tender. The consortium submitted a winning bid of $1.034 billion, which translated to a land rate of $1,402 per square foot (psf) per plot ratio (ppr). This bid was 42% higher than the second-highest bid of $727.04 million ($985 psf ppr) submitted by Guocoland and Hong Leong Group.

Situated on a 99-year leasehold site measuring approximately 131,805 square feet, this development is zoned for “residential with commercial at the first storey” use. One Marina Gardens will comprise two towers spanning 30 and 44 storeys respectively. The first level will boast two restaurant units, two shop units, and a childcare centre.

The 937 residences in the condo will consist of one- to four-bedroom units, including dual-key options for three-bedders. Unit sizes will range from 420 square feet for a one-bedroom apartment to 1,647 square feet for a four-bedroom unit.

Indicative prices will start from $1.16 million ($2,762 psf) for a one-bedder, $1.8 million ($2,786 psf) for a two-bedder, $2.45 million ($2,710 psf) for a three-bedder, and $4.45 million ($2,702 psf) for a four-bedder. According to Kingsford, the average indicative price for units is expected to be between $2,850 and $2,900 psf.

Spread across six levels, the development will offer over 50 lifestyle facilities, including a clubhouse, playground, grand lawn, and a 50m pool. Both towers will also have sky gardens offering breathtaking sea and cityscape views, as well as amenities such as dining areas, a sky lounge, and function rooms.

Conveniently located across the road from Gardens by the Bay, other nearby amenities include popular malls such as The Shoppes at Marina Bay Sands, Suntec City, and Marina Square. When operational, the Marina South MRT Station will be just one stop away from the Marina Bay interchange and two stops away from the Raffles Place and Bayfront MRT interchanges.

The One Marina Gardens site is the first Government Land Sale plot to be awarded in the Marina Gardens area. This came after the tender for an adjacent white site at Marina Gardens Crescent closed at the start of last year, with a sole bid of $770.46 million ($984 psf ppr) from a consortium comprising GuocoLand, Hong Leong Holdings, and TID. However, URA later rejected the bid, deeming it too low.

This Marina Gardens Crescent site is now under the Reserve List of the 1H2025 GLS Programme and is available for application. Another site, located at Marina Gardens Lane, is also available for application and can yield approximately 390 units.

According to Kingsford, the Marina South precinct is envisioned as a 10-minute neighbourhood that will offer essential amenities and public spaces within easy reach. Planned features include a shaded pedestrian mall, an elevated landscaped bridge connecting developments with Gardens by the Bay and Marina Coast Park, and an underground link connecting Gardens by the Bay MRT Station, the Marina South MRT Station, and other developments.

A spokesperson for Kingsford says, “Strategically situated between the Marina South district and the Greater Southern Waterfront, One Marina Gardens will introduce the next generation of luxury living in the city. Its prime location offers a unique blend of serene coastal living and exceptional urban convenience.”
