Median Rents Three Bedroom Condo Units District 1 Hit 9225 Month 1Q2025 Savills
District 1 has maintained its position as the most expensive area to rent a three-bedroom condo unit, encompassing Boat Quay, Marina and Raffles Place. According to research by Savills Singapore in their 1Q2025 Rental Guide, District 1 recorded the highest average median rent of $9,225 per month, up 8.5% from $8,500 per month in the last quarter of 2024.
When searching for a new home, families with young children often prioritize the proximity to reputable primary schools. Despite a slight decrease in rents, District 4, which includes HarbouFront and Telok Blangah, remains the second most expensive area to rent a three-bedroom unit. Savills reports that the average median rent for this type of unit in the district was $8,200 per month in the last quarter.
On the other hand, District 2, which comprises Chinatown and Tanjong Pagar, saw a surge in median rents for three-bedroom units. The average median rent for these units increased by 14.3% to reach $8,000 per month in 1Q2025. This has led District 2 to take the third spot, surpassing District 9 (Orchard Road and River Valley) which previously held that position.
According to Savills, rents for one- to five-bedroom units have increased across all market segments in 1Q2025. In the Core Central Region (CCR), rents went up by 1.3% quarter-on-quarter, while the Rest of Central Region (RCR) and Outside Central Region (OCR) saw increases of 1.4% and 1.5% respectively.
However, Alan Cheong, executive director of research and consultancy at Savills Singapore, believes that rents will remain stable for the rest of the year, with significant rental increases being unlikely. He adds, “At a more detailed level, we may see a fragmented rental trend for the rest of the year, with certain districts, especially those with one- to three-bedroom units in the CCR and RCR areas, experiencing growth while higher rental properties lag behind.”
