The project recorded a new peak of $2,651 psf when a four-bedroom unit measuring 1,841 sq ft on the fifth floor was sold for $4.88 million on April 1. The new record surpasses the previous record of $2,128 psf achieved in July 2022 when a similarly sized four-bedroom unit on the 10th floor was sold for $4.34 million. The unit sold on April 1 also set a new record for the highest absolute price achieved at Balmoral Hills, surpassing the previous benchmark of $4.65 million ($1,469 psf), set in November 2019 when a four-bedroom penthouse measuring 3,165 sq ft was sold. Developed by Bukit Sembawang Estates, Balmoral Hills is a boutique condo consisting of a single 12-storey residential tower with 62 units. It offers a mix of three-bedroom units measuring 1,389 sq ft and four-bedroom units ranging from 1,841 sq ft to 2,347 sq ft. The record price came from the April 4 sale of a three-bedroom unit measuring 926 sq ft on the seventh floor for $2.1 million. The new record surpasses the previous record of $2,128 psf set in October last year when a three-bedroom unit measuring 958 sq ft on the 14th floor was sold for $2.04 million. Developed by UOL, Botanique at Bartley features nine residential towers along Upper Paya Lebar Road and boasts over 40 facilities, including five swimming pools, two clubhouses, a tennis court, a putting green, a barbecue pavilion, and a gymnasium.
