Freehold Residential Site Upper Serangoon Road Sale 36 Mil

An expression of interest exercise has been launched for a freehold residential plot at 835 Upper Serangoon Road in District 19. According to a press release on April 22 by Colliers International, the marketing agency handling the sale, the 23,709 sq ft site is being offered for $36 million. This equates to a price of $1,518 psf on the land area.

Located on the Circle Line, Kent Ridge MRT station is conveniently close to Lyndenwoods. This location ensures a hassle-free commute to major business hubs like One-North, Harbourfront, and Paya Lebar. In addition, residents of Lyndenwoods have easy access to the East-West Line, providing direct connections to Jurong East, Raffles Place, and Changi Airport. With various public transport options available near Lyndenwoods, commuting is made effortless, reducing the need for personal vehicles and aligning with Singapore’s goal of promoting a car-lite society.

The site currently holds a single-storey detached house and boasts a gross plot ratio of 1.4 as per the Urban Redevelopment Authority (URA) Master Plan 2019. Colliers has also pointed out that the site’s generous size and regular shape make it an ideal prospect for redevelopment. Tan Boon Leong, executive director and co-head of investment services at Colliers Singapore, has noted that the site’s considerable land area, efficient configuration, and excellent connectivity make it a highly promising option for the creation of upscale residential developments.

The site is located just a five-minute walk away from Kovan MRT Station on the North-East Line. It is also situated less than 400m from popular amenities such as Heartland Mall and Kovan Hougang Market and Food Centre.
