At Knight Frank’s latest auction on March 27, a detached house with freehold tenure situated along Lim Tai See Walk was up for sale at $18.8 million. The house, which has six bedrooms, is built on an expansive plot of 8,553 sq ft, equating to a land rate of $2,198 psf. Spread across a built-up area of 5,000 sq ft, it boasts of a spacious living and dining area on the first floor, along with a kitchen, granny room, helper’s room, storeroom, common bathroom and a yard. A swimming pool, garden and five-car parking area are also included. On the upper levels, there are bedrooms, a master bedroom with an attached en suite, a family area and another common bathroom. The first time was in February, with a guide price of $18.8 million, but it did not attract any bids. Sold with an existing two-year tenancy agreement, the property generates a monthly rental income of $20,000. According to EdgeProp Singapore’s Inspector tool, when the house last changed hands in 1996, it was part of a much larger 15,694 sq ft land plot. In 1995, written permission was granted by the authorities to divide that plot into three smaller parcels. “It is common for larger landed plots to be subdivided into smaller parcels for inheritance or development purposes,” says Sharon Lee, head of auction and sales at Knight Frank Singapore. As a result, the property is set back from Lim Tai See Walk by about 30m and access to the property is facilitated via a long driveway. “After living in the house for many years, the owners have decided it’s time to divest the asset,” says Lee. It is situated near Good Class Bungalow areas, including Queen Astrid Park and Bin Tong Park. URA caveats show that the most recent freehold detached house to change hands in this area was a three-storey property along Coronation Road West. It was sold on Jan 25 for $9.8 million, equating to a land rate of $2,326 psf. Freehold landed property prices in the area have risen in recent years. In 2024, two detached houses were sold at an average price of $2,081 psf – an increase from the 2023 average of $1,902 psf for three transactions. Furthermore, there are numerous schools within a 2km radius, such as Henry Park Primary School, Methodist Girls’ Primary School, Nanyang Primary School and Raffles Girls’ Primary School. The property is also close to retail and F&B options, which can be found at One Holland Village along Holland Drive and The Star along Vista Exchange Green.
