Private Residential Property Price Index 06 Q O Q 1Q2025 Ura Flash Estimates

According to the latest flash estimates released by URA on April 1, the private residential property price index saw a modest increase of 0.6% in the first quarter of 2025. This is a significant slowdown from the 2.3% growth seen in the previous quarter of 2024.

Lee Sze Teck, senior director of data analytics at Huttons Asia, believes that this slow rate of growth is consistent with the figures seen in the third quarter of 2024 and could be an indication of price stability in the coming year.

In the Core Central Region, prices saw a modest increase of 0.6%, compared to a larger growth of 2.6% in the fourth quarter of 2024. The Rest of Central Region also saw a similar increase of 1% in prices, compared to 3% the previous quarter. The Outside Central Region saw the slowest price growth at 0.3%, significantly lower than the 3.3% increase seen in the fourth quarter of 2024.

The landed property segment also saw a moderate increase of 0.6% in the first quarter of 2025, compared to a slight drop of 0.1% in the previous quarter.
