Nearby developments such as the 407-unit Piccadilly Grand sold out in 2023, indicating that demand for residential properties in this area is strong. In May 2021, City Developments (CDL) and MCL Land purchased the site of Piccadilly Grand at $1,129 psf ppr. According to market experts, there could be four to five bids for this site, with the top bid estimated to be between $1,100 to $1,200 psf ppr.Upper Thomson Road (Parcel A): This is the second tender launch for this site, which was first put up for sale in December 2023. It is a 262,875 sq ft site zoned for residential and commercial use. A GuocoLand-Hong Leong Holdings joint venture won the tender for the adjacent Upper Thomson Road (Parcel B) site in April 2024. Despite the space of only 500m between the two sites, there were no bids for Upper Thomson Road (Parcel A) when it closed in June 2024. According to market experts, the requirement for Serviced Apartments II (SA2) may have deterred developers from bidding for the site because of the uncertain demand for long-stay serviced apartments in the area. However, the government has provided more flexibility for this tender, with SA2 use now not mandatory for the site but allowed with approval from technical agencies. The 99-year leasehold site can yield 595 housing units, with an estimated commercial space of 21,527 sq ft. There could be two bids for the site, with the top bid estimated to be between $950 to $1,050 psf ppr.

The partners had submitted the sole bid of $779.6 million, or $905 per square foot per plot ratio (psf ppr), for the adjacent site and are set to launch the 941-unit Springleaf Residences later this year.
The tenders for the Dorset Road, Upper Thomson Road (Parcel A), and Telok Blangah Road sites will close on October 9, October 23, and November 4, respectively. Market experts believe that the Telok Blangah Road site may garner greater attention due to its location as the first private residential site in the Greater Southern Waterfront (GSW) precinct.
